Our Process

Our multi-hour, multi-layer inspection process combines your concerns, building science principles, home performance, moisture mapping, and environmental data to provide meaningful answers and practical recommendations.

Whether you are health-concious, mold-sensitive, navigating CIRS, or simply want to improve your indoor air quality, we're here to help.

1. Questionnaire
Intake & Review

Every inspection begins with a detailed pre-inspection questionnaire designed to help Tyler understand your concerns, the building and its history, and any environmental conditions or observations that prompted the inspection.

When Tyler arrives, he will review the pre-inspection questionnaire with you to ensure he fully understands your concerns and answers any questions you have before the inspection begins.

2. Inspection
& Assesment

Tyler offers either a full or targeted inspection tailored to your situation, concerns, and goals. He can perform a full inspection of both the exterior and interior of the building or a targeted assessment of a specific concern.

Regardless of the inspection type, Tyler performs every inspection thoroughly, applying building science principles and moisture mapping throughout the process.

The inspection consists of three components:

  1. A visual assessment

  2. Environmental inspection tools and diagnostics

  3. Strategic testing and sampling, when appropriate

1   Visual Assessment

The visual assessment is tailored to the area(s) being inspected and may include:

  • Looking for signs of moisture intrusion, water damage, & visible or hidden mold growth

  • Assessing exterior building conditions & site drainage

  • Inspecting water management systems

  • Inspecting roof, attics, basement, crawlspaces, & accessible areas

  • Examining HVAC systems & ductwork

  • Inspecting bedrooms, bathrooms, closets, kitchens, living rooms, hallways, dining rooms, mechanical rooms, & laundry rooms

  • Investigating areas identified in the pre-inspection questionnaire

2   Inspection Tools & Diagnostics

Tyler's inspections incorporate building science and home performance principles with the use of specialized diagnostic equipment to evaluate how moisture, airflow, pressure, temperature, and ventilation interact throughout the home to identify conditions that contribute to mold and indoor air quality concerns.

Specialized inspection tools and measurements that may be used include:

  • Thermal imaging (infrared thermography)

  • Blower door

  • Moisture meters

  • Borescope

  • Manometer

  • Flow Box & Pressure Pan

  • Airborne particle monitoring (PM)

  • Volatile organic compound (VOC) measurements

  • Carbon monoxide (CO) screening

  • Carbon dioxide (COâ‚‚) screening

  • Combustible gas leak detection

  • Relative humidity measurements

  • Temperature measurements

  • Dew point measurements

  • Ventilation assessment

  • Pressure differential assessment

3   Strategic Testing & Sampling

Testing recommendations are based on the visual inspection, environmental measurements, building conditions, and areas of concern identified during the inspection. Tyler does not perform random testing or collect samples without a specific reason. Sampling methods are selected strategically to help answer specific questions and provide meaningful data. All testing is hypothesis-driven and strategically guided by the visual inspection, moisture mapping, building science, and your concerns.

The testing and sampling methods that may be used include:

  • Air sampling

  • Cavity sampling

  • Tape lift sampling

  • Swab sampling

  • Dust sampling

  • Bulk sampling

  • ERMI testing

  • HERTSMI-2 testing

  • Endotoxin testing

  • Actinomycetes testing

  • Mycotoxin testing

  • Allergen testing

  • Pathways™ testing

  • Mycometer testing

3. Written Report
& Next Steps

Following the inspection, you will receive a detailed report summarizing the findings, observations, and recommendations from the inspection.

Tyler will review the report with you, discuss the findings, and answer any questions you may have.

Your report will include:

  • Inspection findings and observations

  • Areas of concern identified during the inspection

  • Environmental measurements, testing & sampling results, along with their interpretation

  • Photographs and supporting documentation

  • Practical recommendations and next steps

Recommendations and next steps are based on the inspection findings, your concerns, environmental data, and building conditions to help you make informed decisions about your indoor environment.

Remediation Protocol & Post-Remediation Verification

If remediation is recommended, Tyler will develop a site-specific written remediation protocol tailored to the project and aligned with the ANSI/IICRC S520 Standard for Professional Mold Remediation.

The written protocol is then provided to the remediation contractor of your choosing for implementation. Because we do not perform remediation services, our recommendations remain independent, unbiased, and free from conflicts of interest.

If requested, Tyler can communicate directly with the remediation contractor throughout the project to clarify inspection findings, discuss the remediation protocol, answer questions, and help facilitate collaboration between all parties.

Additionally, Tyler offers Post-Remediation Verification (PRV). PRV evaluates the effectiveness of remediation efforts before containment is taken down.
